Duffy’s Alaska

Duffy’s Roadhouse in Alaska

is

AVAILABLE

Originally 40 acres which was divided into six lots. The highway right of way takes acreage off of the useable land and negotiations are forthcoming for lot 3 but there is still a lot of land and it fronts on the main highway from the US through Canada and Alaska with over 2,600 feet of highway frontage. Duffy’s has a runway/airstrip which is shown on all aeronautical charts as Duffy’s Tavern Airport.

YOU COULD OWN YOUR OWN AIRPORT!

AND

Duffy’s has several buildings which in the past were used as a tavern, liquor store, café, vending, office, storage, garage, bunk house, outhouse, generator building, sheds, fuel monitoring station, propane dispensing (sales) and for use in café, gasoline and diesel dispensing pumps and fuel storage tanks and a cabin. Duffy’s has electric service, phones, well water and its own sewer system.

All of these could be restored and placed back in use for their original purpose with some needed repairs and maintenance at a cost far below what it would cost to construct new structures.

Duffy’s had a fuel spill in the past but the prior owner is doing a contamination clean-up along with State of Alaska inspectors in July and completion is scheduled for mid to late July 2010. Once the clean-up is completed Duffy’s should be signed off by the State of Alaska as Non-Contaminated. UPDATE 2011: ACCORDING TO INSPECTORS THE CONTAMINATION IS GONE!

IN ADDITION: A brand new 2011 fuel tank which holds 1000 gallons of unleaded plus 1000 gallons of diesel has been installed.

Duffy’s is available along with several square miles of mining claims (optional) which are directly across the highway in the mountains shown on some of the photos.

Speaking of mining claims - a well known gold mining company - who is on the NY stock exchange - has staked hundreds of square miles of mining claims all around my claims and some are in the middle of mine. They have a camp set up just down the highway with several employees, helicopters, airplanes and equipment to do further exploration for precious metal on the claims - spending $20,000,000.00. When they open the mining operation it will employ hundreds who will want to live and shop in this area with their families.

Go to “Business Opportunities” for the various options.

I believe Duffy’s would be “The” place to go if you lived in the area or if you were traveling the highway from Canada or the United States. Many of the services and shopping opportunities that I envision are not available anywhere for hundreds of miles.

I also envision Gold Mining Adventures on the Mining Claims and off road sightseeing trips by 4x4, Jeep, ATV, MAX, Argo and other similar vehicles as well as regular flights out of the runway taking visitors on sightseeing trips of Mt. Wrangell, Mt. Sanford and the rest of the Mt. Wrangell, St. Elias National Park and Preserve plus hunting and fishing flights AND MORE!

Can you envision all of this on the main highway into Alaska?
